What we do
OX Timber Frame Homesdesigns, manufactures, delivers and erects timber frames for self-build homes across the West of Ireland.
We take your architectural plans and turn them into the technical information our factory team needs to make the frame. Once it is ready and your site has been prepared, we deliver and erect it. Depending on what you choose this can include:

Can OX Design My Build?
We design the timber frame from your architectural plans
Your architect designs the home. We use those plans to produce the technical timber frame design needed to manufacture it.
We look at the dimensions, layout and structural details before preparing the frame for production. If questions arise, we can work directly with your architect, engineer or builder to resolve them.
You are not choosing from a set of standard house plans, the timber frame is made to suit the home shown in your drawings.

No. We work from the plans created for your home. You can build a traditional, contemporary or completely individual design.
Yes. We can speak with the professionals working on your home when technical details or changes need to be discussed.
That depends on the package agreed. It may include the walls, floor and roof structures, felt and battens, insulation, airtightness work, delivery and erection. Each item will be listed in your quotation.
Timber frame can accommodate the insulation and airtightness levels needed for a highly energy-efficient A-Rated home. Your final BER will also depend on the full house design, heating system, ventilation, windows and other materials used.
The timeframe depends on the size and design of your home, the agreed package, production availability and whether your foundations are ready. Once we review your drawings, we can give you a programme covering design, manufacture, delivery and erection.
The foundations or substructure must be finished and checked before the frame arrives. There must also be suitable site access for delivery vehicles and lifting equipment. We will go through these requirements with you beforehand.
Yes. Our team designs and builds the structure in Ballina, delivers it and erects it on your site as part of the agreed package.
Once installation is finished, we carry out a final walk-through with your chartered engineer before the timber frame is handed over.
